EV Charging Station Policy – Canterbury Croft Condominium Association (Village Shires) June 2025

I. Purpose: To establish guidelines for the installation, operation, and maintenance of EV charging stations within Canterbury Croft HOA, ensuring safety, fairness and common harmony.

II. General Provisions:

            A. Installation: 

                        1. Owners seeking to install chargers in their designated parking spaces must submit a complete Architectural Control Committee Request per the HOA rules to the HOA including details of the charger type, installation plans and contractor information as shown on the request form.

                        2. Installation of electrical wiring must be in accordance with existing Northampton Township Codes and good practices. Wiring cannot be routed under siding, any piping, through or under windows or doors. Township Electrical Permit application is required with the ACC form.

            B. Approval Process: The HOA will review the applications within 60 days of submission and approve or deny based on compliance with this policy and applicable regulations.

            C. Owner Responsibility: Owners are solely responsible for all costs associated with the installation, maintenance, repairs, and electrical usage of their EV charger.

            D. Insurance: Owners must maintain adequate liability insurance covering the EV charger and any potential damages.

            E. Safety: All installations must comply with local, state and national electrical codes and standards.

            F. Disclosure: Owners must disclose the existence of their EV charger and related responsibilities to potential home buyers.

III. Specific Requirements:

            A. Location: All chargers must be installed within the owner’s garage area.

            B. Type of Charger: Level 2 charger are encouraged. But Level 1 chargers are permitted.

            C. Installation Contractor: All EV charger installations must be performed by a licensed and insured electrician.  This must be disclosed to the HOA.

            D. Maintenance: owners are responsible for maintaining their EV chargers in good and safe working order.

            E. Electricity: owners are responsible for all electricity costs associated with their EV charger.

            F. Common Area: There are NO common areas charging stations.

            G. Guests: Owners must limit usage to their own vehicles. Resident’s guests may charge vehicles in an emergency if visiting the resident for a short (48hours_ period of time.

            F. Enforcement: The CCHOA board, through the Village Shires property Manager’s Office, will enforce this policy and may impose fines or other penalties for non – compliance.

            G. Policy Updates: this policy may be updated or amended by the HOA board as needed to insure it continued relevance and effectiveness.

IV. Effective Date of the Policy: this policy is effective at the end of the month of adoption.

V. Policy for charging stations installed prior to adaption of this policy.

            A. Owner mist complete the ACC request for maintenance of records

            B. Owner must obtain Township electrical inspection and certification  within 60 days of the adoption of this policy.
